In order to be eligible to participate in the Neighborhood Stabilization Program, you must:
Be a U.S. citizen, qualified alien or a non-immigrant
Be able to qualify for a mortgage
Attend an 8-hour HUD class
Home must be your primary residence

NPS Homes will be sold at the cost for acquisition, rehab and real estate fees. The list price is an estimate based on repairs/improvements that have been completed. The price of the house will be adjusted to reflect the true cost prior to closing, per HUD requirements.
To qualify is a 4 step process:
Complete and submit the Initial Buyer Questionaire
Pre Qualify for a Mortgage
Complete and submit the Buyer Profile Schedule a meeting with the NSP Office. You will be required to bring the following:
Original NSP Client Application
Original Notarized Affidavit Verifying Status of Benefit Applicant (US residency) Income Verification Documentation. You must supply the most recent 90-days (3 months) of consecutive income verification documents for all persons 18 years old or older that will reside in the home. Income verification documents include documents such as paycheck stubs, social security benefits statement, documentation of child support, etc. Income includes income from all sources and represents all parties over the age of 18 who will reside in the home. Failure to notify us of persons 18 or older who are, or will be, living in your household will be in violation of our eligibility requirements. You must be able to provide supporting documentation of income from all sources. Any falsification of income will be a violation of our eligibility requirements and grounds for disqualification.
Bank Statements.
You must supply the most recent 60-days (2 months) of consecutive bank statements for all parties receiving an income 18 years old or older who will reside in the home. Failure to notify us of persons 18 or older who will be living in your household will be in violation of our eligibility requirements.
- Last year's W-2 or Income Tax Documentation
Finally, prior to closing you must attend an 8 Hour HUD Approved Homebuyer Education Course and provice a copy of its certificate to the NSP office.
